I am US-born and recently became a Canadian citizen also. I want to live in White Rock, or vicinity (to preserve my Canadian Old Age Security eligibility), and commute daily to work along the I-5 corridor between Blaine and Bellingham. I am caught in the trap of the US Social Security 'Windfall Elimination Provision' which will deduct the exchange-related equivalent of 1/2 of my Canada Pension Plan benefit from my US Social Security benefit unless I earn another five years of 'substantial earnings' in the US. Are you aware of any employment agencies on either side of the BC/Washington border that recruit dual citizens in particular? I read in one of your email replies that dual truck drivers are in great demand, but having spent most of my career as an accountant, that's probably not a fit for me. Any ideas are much appreciated.

You've been getting a lot of questions lately about combined US/CDN spouses relocating to Canada, and I've got good information so far. I still have some questions I'd appreciate if you could clarify: My boyfriend is American and I'm Canadian, and we've been living together for 14 months in Alaska. I'm on a TN work visa here, I've applied to go to school in Canada in Sept. 2006, and he's a physician hoping to move there with me and work in Ontario. So, is it better for me to sponsor him from within Canada or without? If I am his sponsor, are there any differences (eg. length of processing time, work restrictions, health insurance) if he enters the country as a common-law partner versus as a skilled worker? Which way would get him in faster, and roughly how long does it take? Do I start the whole process now? What would happen if we got married in the future - how does that change cross-border issues? Thanks so much, this is a fantastic site - kudos!

I am an U.S. attorney who is asking this question on behalf of my Canadian relatives. They are in the U.S. currently working with an H-1 visa. They are Canadian citizens however. They want to know what the tax implications are if they sell their home (personal residence) in the U.S. - do they have to pay capital gains tax? What if the equity on the home is less than $250,000.00? Are they afforded the same tax shelters as American citizens or green card holders if they held the property for over three years?

I would like to assist my son buy his first property, condo, or single family home. How is the best way to do this without triggering income tax if the money I propose to use for this would need to come out of my RRSP? Can monies loaned to a son or daughter for the purpose of real estate as a principal residence considered immune from tax?

If you have a subject clause in your real estate contract of purchase and sale 'subject to home inspection' and you don't like the results of the home inspection and wish to nullify the entire contract and you sign a release form before the subject removal date can the seller sue you?

A local Vancouver realtor mentioned that effective 2006, there will be a new by-law that will prohibit all Vancouver strata-buildings (condos) to permit rentals. This does not seem possible. Is this true?
