For the last 2 yrs I have wanted to purchase a rental property (with 2 incomes) as an investment for my 5 yr old daughter's post grad schooling. I am closing in on a property (finally!) that could pose to be a very good deal but I have some questions about calculating my numbers to determine if this (or any property that I have looked at) could create a positive cash flow. Here is what I factor into the calculation for each month... 1. Mortgage cost 2. Taxes 3. Insurance 4. Hydro/Heating costs 5. Repair fund(I always factor $100/month) for unexpected bills eg.hot water tank appliances/repairs Am I forgeting something that I should also include in the above equation? Any other advice?

We listed our property for 90 days. On the 67th day my husband learned that his transfer to Winnipeg did not come through. Before we could cancel the listing, we received a full price offer. In our discussions with our salesperson we learned that we needed to go through with the deal. Now we wonder?
